RE/MAX LakSide Dreams 2011It’s not often you get to toot your own horn, but here goes… RE/MAX LakeSide Dreams has been in the Richland Chambers Lake market for 3 years this week!! We moved in and began manning the LakeSide Dreams office right in the middle of the Richland Chambers lake area (just check the map) in 2009 which turned out to be ‘the crash’ for this market. We immersed ourselves in all things Richland Chambers and not only survived that first year but did well. Since then through hard work, lots of long hours and days, studying the Richland Chambers market intensely, and unwaivering dedication to our clients and customers we have dominated this market for the 3rd year in a row. Thanks to all our team members, staff and fellow RE/MAX agents. We look forward to serving Richland Chambers, Corsicana, Navarro and Freestone counties in 2012.


With a record setting drought this year, lakes across all of Texas have greatly suffered. Richland Chambers was no exception as it fell eight and a half feet at its lowest point this year on December 3rd. With the lake level at 306.31 feet, that was the lowest the lake has been since 2006! Luckily, a good bit of rain here and there has accompanied the winter season and we have gladly welcomed the rainy days. The month of December has yielded 4.71 inches of rain pointing us in a direction out of this drought. This brings the total rain for 2011 to 49.86 inches so far.

The November and December rains have helped to refill all of the stock tanks, small lakes, creeks, etc. around the area so it appears that the lake will receive more run off in the next rains. You can visit www.corad.org for more information on this. As of today, the lake is 7.67 feet below the full pool of 315 putting the current level at 307.33 feet. This means that the lake has risen almost a foot in less than one month! This is good news across the board and we hope to see this pattern continue. The first, starting at $234,900, is a two bedroom, three bath with a study that opens into the foyer. The second option starts at $239,900 and has three bedrooms and three bathrooms. Each unit totals 1,804 square feet of living space and have their own private lanais looking out over the third largest lake in Texas.

The last two floor plan options are called lockout units and both feature two front entrances and a hotel suite type door. This gives you the option of creating an efficiency type residence on one side that could be used for privacy or leasing purposes. The first of these two floor plans is the Catamaran which starts at $209,900 and has 1,653 square feet. Construction is moving right along here at Northshore Harbor Condominiums, quickly turning this great waterfront dream into a reality! Our excitement is continuing to build with the progress of construction as we are able to get an actual idea of the layouts of floor plans, the incredible views and the general waterfront experience these condos will provide. Just last weekend around sunset, we crawled through the construction, up several ladders and scuttle holes to the fourth floor where we made our way to the biggest floor plan available, the Yachtsman. As you can see in the photo below, the views are breathtaking and almost indescribable. This great unit faces west and looks into the sunset and over the Shores Peninsula—an incredible view.

Here’s the latest construction update. The roof trusses were put up with a Sky-Trak lift only last week and they already have the entire frame and deck of the roof in place! They are currently putting on the felt which only leaves the shingles before we have complete roof! The stairwells are also being built, with the first floor stairs already in place. The electricians, plumbers, and the HVAC guys have also been hard at work. Between them and the guys working outside, the condo site is busy every day. The plumbers have completed the rough-in up through the fourth floor including bathtubs and shower valves, the HVAC rough-in is under construction on the fourth floor, the electricians are finished on the first two floors and are working on the third and the waste water treatment plant is underway. Wow, there is a lot going on!

The construction at Northshore Harbor condos is moving right along and ramping up.  Yesterday framers, steel crews, plumbers, HVAC crews and electricians made it look like an anthill!  This project is impressive.  The third floor framing is underway and
they have begun putting up the steel for the walkways, stairs and lanais.
Northshore Harbor Condominiums is Richland Chamber’s newest waterfront
community.  Imagine living on the water on the 3rd largest lake in The state of
Texas and no yard to mow!  We have already sold several condos in this building
but there are definitely some premium units left!  With condos starting at
$159,900 this may well be the best waterfront deal in the State!

Julie’s new car

  In ‘Blog class’, (meaning someone tells me “you need to blog” in a technology class) they tell you to keep it interesting and not just about business, so here you go… . This is Julie in
her new 2012 Lexus, oh yeah!  Julie drove her 2006 Lexus from the time it was
new until just 2 days ago!  I have to say this is a GREAT ride and doesn’t
she make it look good! 
Now all she needs are her RE/MAX liscence plates, like mine…

Phase 1 Fully Funded
Northshore Harbor Condominiums on Richland Chambers Lake iare now moving forward.
Phase I of the project is fully funded and getting underway. Along with the ongoing construction on the first 36 condos, the Northshore Marina, the Harbor Inn restaraunt and club are open for business. Construction is well underway on the first building, #3. Phase I of the project includes: Building #3, the adjacent parking areas, the gate, roads, pool and the necessary infrastructure for Northshore Harbor Condos. Building 3 will be four floors with an elevator for easy access to each floor. Every condo will have it’s own private lanai for enjoying the beauty of Richland Chambers.
